This package is best for Property Sellers
This compliance package is created to undertake end to end tax-related compliance for Sellers of property, As a seller, you need to be well aware of tax implication on the sale of property & related tax compliances, Such as Capital gain computation,Application for lower TDS, Investment in Capital gain Saving or current Accounts, Investment in capital gain bonds,Investment in another property, Timeline to do all tax compliances etc. Starting from the computation of Capital gain, Tax return filing, checking form 16B and matching it with form 26AS, Application for IT refund (If Required) and liasoning with IT department for quicker tax refund release.

Why always consult a CA before getting into any property sale or purchase transaction.
We get numerous cases where buyer or sellers receive tax notices, due to some missed tax compliance or executed property sales deed without understanding tax consequences for it. A little bit of pro-activeness and a pre-agreement consultation with an Expert CA firm can save you from a big-time loss of time and money. Just consider that before fixing the price for agreement we need to check the stamp duty value or circle rate of that property and get the agreement accordingly. If you get in an agreement which is below stamp duty value that will be a double blow for property buyers as well sellers as at one end buyer will pay tax under income from another source U/s 56 of Income tax act on the other hand seller will have to bear higher taxes. Similarly, TDS on property also need to be undertaken properly as there is 1% deduction U/s 194 IA if the buyer is Resident else it is 22.88% U/s 195 in case seller is NRI. Hence in such case, a lower or NIL TDS certificate U/s 197 can help seller to lower its tax outflow. Many a time buyer pays TDS, however, fails to file a correct return which in the case will be a big loss to property sellers as the seller will lose complete TDS amount which can be in lakhs. Hence after TDS U/s 194IA is paid a return on TRACES website should be filed and after 15 days Seller should check that the TDS should reflect in form 26AS. Once that is done a proper IT return for seller need to be filed to claim the excess tax paid in the form of a tax refund.

We thought to start these services after a few of our clients, who recently bought houses and gone through very strenuous time to complete all the tax-related formalities. They felt that there is a need for such firm who are expert in property tax matters and who can take care all such compliance for fees at one place. Further, they also expressed that there is an acute shortage of reliable, professional and transparent services. Lofty agents and other middlemen are making the process even more difficult. Even one of the previous founder who recently bought the house also gone through similar upheaval despite being a CA himself who has knowledge of all these procedures. He shared with us that industry indeed needs good firms with transparent and honest practices to come in this area and there is actually a great demand of such services. Inspired by these feedbacks and further survey we decided to extend our services to homebuyers and sellers. We launched these services first in the category of tax on property sale in Navi Mumbai, Mumbai. We got a huge response from the buyers as well sellers from the location near to Mumbai and near by suburbs, such as Kalyan, Panvel, Mira road, Thane and Navi Mumbai for tax consultant /CA for sale of property or Capital gain consultant.
Can I ask for a refund if I am not happy with the services?
Yes, you can get a refund after deducting fees, up-to percentage of work completed or time devoted. However, there is no refund for level 1 engagement as its consulting based fees.
Who will provide services to me?
You’re all tax related queries will be taken care by an expert CA. These will be either an in-house expert or professionals working with us on a project-to-project basis.
How will I be updated about my work?
We have state of the artwork monitoring and reporting system, you will be kept updated regularly through email and SMS, even we will provide your login id to check work status whenever you wish, by login to our portal. To make it further full proof we will also allot one dedicated RM for your case to which you can call if you need any further clarification or update.
What if I change my mind and decide not to buy a house, Can I get a refund?
As mentioned above you will get a refund of uncompleted tasks that will be a percentage of total fees.
What is the mode of delivery of Services?
All services will be delivered through Email, Phone, Online access and couriers.
What if I require more advisory time then mentioned in the package?
That will be further chargeable Rs/- 500 per 30 min Session.
What if there are more then one buyer or more then one seller?
There will be extra charges of Rs/- 1450 per buyer or seller for TDS filing and 1950 for the filing of income tax return.
Why a Seller must consult a CA before a sale of a property?
A property sells if not executed property can be a breeding ground for litigation with the tax department. While this litigation can be costly and time-consuming the whole process can become onerous one. Hence it is always advisable to consult a CA or tax expert. Just, for example, An NRI has to bear 22.88% and 34.32% of TDS on Gross sale proceed which will not only wipe the Profit on sale of the property but also your principle will be stuck for a long period. You can always file a return and claim a refund, but why to stuck your money when you can apply for lower TDS by taking help an Expert CA firm or tax consultant. This is more true for a location like Mumbai, Bangalore, Navi Mumbai where every third property is sold or bought by NRI.
